Guide: Funnels
Real estate funnels: one page, one offer, one action
The short version
A funnel is a landing page, a form and a thank you page with one job: turn a visitor into a lead. The offer behind it matters more than the design. In Jtek you build the funnel, publish it, and connect it to an automation that follows up within minutes.
A website gives people options. Click here, browse there, read a blog post, check the about page. A funnel gives people one option. That is the entire point.
There is no navigation bar and there are no links to other pages. Just a headline that calls out the visitor's problem, an offer good enough that skipping it feels silly, and a form that takes seconds to fill out. Every extra link or button is a way to leave without acting. Strip them out. One page, one action.
The three pages of a funnel
Step one
Landing page
The visitor arrives and sees your offer. The page speaks directly to one specific problem, like "what is my home worth right now?"
Step two
Form
They fill out their info. Name, email, phone and, for a seller offer, the property address. Nothing more.
Step three
Thank you page
The lead is captured and the page confirms exactly what happens next, so they feel good about what they just did.
The offer is everything
Your funnel is only as good as the offer behind it. A beautiful page with a weak offer will not convert. A plain page with a great offer will. How much someone values your offer comes down to four things:
- Dream outcome. What do they actually want? Not "a home valuation." They want to know if now is the right time to sell and how much money they could walk away with. Speak to the real desire, not the mechanism.
- Belief you can deliver. Testimonials, specific numbers and real examples raise it. The more proof you stack, the more trust you build.
- Time to the result. How fast do they get it? A clear, quick timeline beats "we will get back to you" every time.
- Effort. How easy is it to start? A four-field form beats a long questionnaire. Every extra step is friction.
Push the first two up and the last two down, and the offer starts to sell itself. Compare these two:
Weak offer
"Contact us for more information."
Vague outcome, no timeline, and no idea what they get or how much effort it takes. There is no reason to act today.
Strong offer
"Get your free home value report."
A clear outcome, minimal effort (just the form), and free removes the risk. Tell them on the thank you page exactly when it arrives.
Anatomy of a landing page that converts
Every element on the page has one job.
- The headline. The most important thing on the page. Call out the dream outcome and be specific. If the headline does not stop the scroll, nothing else matters.
- The subheadline. Handle the objection here. "No obligation. No agent visits. Just your free report." removes three worries in one line.
- The form. Ask only for what you need: name, email, phone and property address. Long forms make people leave.
- The button. Never "Submit." Nobody wants to submit anything. Say what they get: "Get My Free Valuation" or "Send Me the Report."
- Social proof. One line under the form, like "Trusted by [number] homeowners in [City]," using your real number. It signals that other people did this and it worked out.
Example: seller landing page
Headline: Find out what your home is worth in today's market
Subheadline: No obligation. No agent visits. Just your free report.
Form: Full name, email, phone, property address
Button: Get My Free Valuation
Under the form: Trusted by [number] homeowners in [City]. We never share your information.
Lead magnets that actually convert
A lead magnet is the reason someone gives you their contact info. The best ones solve a specific problem completely or give a quick win right away. They should be good enough that people would happily pay for them. If the lead magnet is weak, the funnel will not work no matter how polished it looks.
- Free report: "Your Home's Value in Today's Market." Feels personal, and people love knowing what they own is worth.
- Video training: "3 Mistakes Sellers Make That Cost Them $50K." Curiosity driven. Nobody wants to be making one of those mistakes, and a specific number makes it feel real.
- Free consultation: "15 Minute Strategy Call." The most direct path to a sale. They get personal advice, you get face time.
- Quiz: "What Is Your Home Worth?" Interactive, feels personalized, and the answers help you sort leads by what they need.

How funnels work in Jtek
Funnels live in the Sites area of Jtek. You start from a template that matches your goal, or from a blank canvas if you want full control. Then:
- Write the landing page around the dream outcome, with a short form and a specific button.
- Write the thank you page so it says exactly what happens next and when.
- Preview it on your phone. Most of your traffic will come from phones. If it looks bad on a small screen, you lose most leads before they read the offer.
- Publish and share the link in ads, emails, social posts, or anywhere your audience spends time. You can also connect your own domain.
Connect the funnel to an automation
This is where the real leverage is. When someone fills out your funnel form, Jtek creates a contact and can start any automation you want. The funnel captures the lead. The automation follows up, sends resources and keeps them warm while you focus on the people ready to move now.
Funnel lead nurture
- Trigger: form submitted. Someone requests your free home value report.
- Send email. Confirms the request and what comes next.
- Wait 5 minutes. A short pause.
- Send text. "Hi Dana, got your request. I'm on it."
- Add tag. New lead.
- Create task. Call within 24 hours.
It runs around the clock. Someone fills out your form at 2am? They get an email immediately, a text five minutes later, and the call task is waiting on your dashboard in the morning.
Four quick wins
- One call to action per page. Remove the navigation and extra links. Every link you leave is an exit.
- Mobile first. Test on your phone before you publish.
- Test your headline. It does most of the heavy lifting, and small wording changes can move results a lot.
- Speed to lead. The first agent to respond usually wins. Connect the funnel to an automation that follows up within five minutes. Not five hours. Five minutes.
